Terms & Conditions

By engaging Key Staging (“we”, “our”, “us”) for staging services, you (“the client”) agree to the following Terms & Conditions. Please read these carefully before booking our services.

1. Booking & Deposit
•    A deposit of 20% of the total job cost is required to secure your booking and lock in the scheduled date.
•    Bookings are only confirmed once the deposit has been received.
•    Deposits are non-refundable if a booking is cancelled within 48 hours of the scheduled start date.
•    Full details of services and costs will be provided in your quote.

2. Payment Terms & Late Fees
•    Final payment is due within 7 days of job completion.
•    Payment can be made by bank transfer or other approved methods.
•    Goods and materials provided for the project remain the property of Key Staging at all times.
•    If payment is not received by the due date:
a.    Interest is charged on the outstanding amount at a rate of 0.2% per week, calculated on a weekly basis. Any part of a week is rounded down if 3 days or less, and up if 4 days or more. 
b.    The client is responsible for reasonable costs incurred to recover the debt, including debt collection and legal fees.

3. Ownership, Collection of Goods & Marketing
•    All staging items remain the property of Key Staging at all times. The client does not obtain ownership or possession rights, even while items are in their home.
•    If payment is overdue, Key Staging reserves the right to collect or repossess staging items at any time. The client must provide reasonable access to enable collection.
•    The client grants Key Staging advance permission to enter the property for the purpose of collecting unpaid staging goods. This permission applies during reasonable hours and after reasonable notice has been given.
•    If access is not provided, the client authorises Key Staging to take reasonable steps to obtain entry to recover unpaid staging goods, including engaging a licensed locksmith if required. Any costs associated with gaining access may be charged to the client where legally permitted.
•    Marketing Use: Key Staging may take photographs of the staged property for use in its website, portfolio, and marketing materials. The client agrees to the reasonable use of these images by Key Staging.

4. Hire Terms & Extensions
•    Standard hire term for staging items is 6 weeks unless otherwise agreed.
•    If the hire term is extended, an additional 10% of the initial hire cost per extra week will apply.
•    No discounts are offered for unused hire periods.
•    Late returns of staging items may incur additional charges.

5. Responsibility for Goods
•    The client is responsible for all staging items while on their property.
•    The client must take reasonable care to prevent damage, loss, or theft of items.
•    If items are damaged, lost, or stolen, the client must pay:
a.    For small or inexpensive items (e.g., towels), the replacement cost at the original purchase price.
b.    For larger or insured items, the insurance excess or full repair/replacement cost as reasonably determined by Key Staging.
c.    Key Staging maintains contents insurance for staging items. The client acknowledges that any claim may require payment of the insurance excess if the loss/damage is their responsibility.

6. Property Access & Client Cooperation
•    Clients must provide safe and reasonable access to the property for delivery, staging, and collection of goods.
•    The property must be reasonably clean and free of hazards prior to staging.
•    Key Staging is not responsible for cleaning, repairs, or property preparation.
•    Clients must provide accurate information and cooperate with our staff as reasonably requested to enable staging services.

7. Alterations & Use of Fixtures
•    We may use hooks or other fixings on walls and surfaces as necessary for staging.
•    Hooks, nails, or minor fixings may remain in the property after the job.
•    Clients acknowledge that some minor alterations to the property may be required for staging purposes.

8. Ethical Disclosure Clause
The client (homeowner, landlord, or seller) is solely responsible for disclosing any defects, damage, or issues in the property that may not be visible due to staging items. For example, rugs, furniture, or artwork may temporarily cover stains, holes, or other imperfections. Key Staging does not accept any responsibility or liability for undisclosed defects that are obscured by staging elements. It is the client’s responsibility to ensure all relevant disclosures are made to potential buyers, as required by law or professional standards.

9. Liability & Damage
•    We take care to avoid any damage. Key Staging is not liable for any property damage caused by staging, including walls, flooring, or fixtures, except where caused by gross negligence or willful misconduct.
•    Clients are responsible for any damage caused by gross negligence or intentional misuse of staging items.
•    Key Staging is not responsible for missing, lost, or stolen items, or any insurance excess costs.
•    Reasonable allowance is made for minor accidental breakage of staging items.
•    Key Staging’s liability for any claim arising from the provision of our services is limited to the total amount paid by the client for that job.

10. Cancellations & Rescheduling
•    Clients may cancel or reschedule a booking by contacting us as soon as possible.
•    Rescheduled bookings are subject to availability.
•    Deposits may be forfeited if cancellation occurs within 48 hours of the scheduled start date.

11. Safety & Health
•    Our staff take all reasonable precautions to ensure safety during staging.
•    Key Staging is not responsible for health and safety issues caused by the property itself.
•    We are not liable for delays or cancellations caused by events beyond our control, including natural disasters, public health emergencies, or government restrictions.

12. Governing Law
These Terms & Conditions are governed by the laws of South Australia, Australia.
Any disputes arising from these Terms will be subject to the jurisdiction of courts in South Australia.

13. Amendments
We reserve the right to amend these Terms & Conditions at any time.
Updated Terms will be posted on the website with the revised effective date.

14. Acceptance
By booking our services or using our website, you acknowledge that you have read, understood, and agree to these Terms & Conditions.
